Kitec plumbing is a brand of PEX-aluminum-PEX composite piping installed in Canadian homes between 1995 and 2007. It fails through brass-fitting dezincification — the brass corrodes from the inside out, eventually leaking or bursting. The class-action settlement closed years ago, but the failure rate keeps climbing as the original installations age.
If your Burnaby home was built between 1995 and 2007, there is a real chance you have Kitec — particularly in Sullivan Heights, parts of Lougheed, newer builds in Brentwood, and Big Bend infill homes from that era. We can confirm Kitec on a 30-minute inspection and recommend replacement strategy.
Whole-house re-pipe with PEX is the standard solution. We do these regularly in Burnaby — typical 3-bedroom home is 2–3 days of work, with drywall opened only where absolutely necessary. We document everything for insurance and home-sale disclosure.

Kitec in Burnaby Homes — Where & When
Sullivan Heights saw a major construction wave from 1998–2005, and Kitec was the dominant supply piping in those builds. Most of those homes still have Kitec unless it's been replaced. The same is true for parts of Lougheed and the Brentwood townhome boom of the early 2000s.
Big Bend and Riverway have a smaller but significant pocket of 1995–2007 infill homes — single-family redevelopments and townhouses — that commonly used Kitec because it was cheaper than copper and faster to install. Many haven't been re-piped yet.
By contrast, heritage Burnaby Heights and Capitol Hill homes generally don't have Kitec because they were built before the product existed. They have their own concerns (galvanized steel) but Kitec isn't one of them.

What Burnaby Homeowners Say
“We bought a 1999 build and the inspection flagged Kitec. They re-piped the whole house with PEX in three days, fixed the manifold, and only opened drywall where they had to. Clean job.”
“Basement flooded twice last fall on Capitol Hill. They installed a primary sump plus a battery backup and re-routed the perimeter discharge. Dry through the worst week of November rain.”
“Furnace quit on a Tuesday morning in February. Called HVAC Coquitlam at 8am — tech arrived from Coquitlam by 9:30. New ignitor installed, heating restored before noon. Honest pricing, no upsell.”
