Kitec plumbing is a brand of PEX-aluminum-PEX composite piping installed in Canadian homes between 1995 and 2007. It fails through brass-fitting dezincification — the brass corrodes from the inside out, eventually leaking or bursting. The class-action settlement closed years ago, but the failure rate keeps climbing as the original installations age.

If your Burnaby home was built between 1995 and 2007, there is a real chance you have Kitec — particularly in Sullivan Heights, parts of Lougheed, newer builds in Brentwood, and Big Bend infill homes from that era. We can confirm Kitec on a 30-minute inspection and recommend replacement strategy.

Whole-house re-pipe with PEX is the standard solution. We do these regularly in Burnaby — typical 3-bedroom home is 2–3 days of work, with drywall opened only where absolutely necessary. We document everything for insurance and home-sale disclosure.

Kitec in Burnaby Homes — Where & When

Sullivan Heights saw a major construction wave from 1998–2005, and Kitec was the dominant supply piping in those builds. Most of those homes still have Kitec unless it's been replaced. The same is true for parts of Lougheed and the Brentwood townhome boom of the early 2000s.

Big Bend and Riverway have a smaller but significant pocket of 1995–2007 infill homes — single-family redevelopments and townhouses — that commonly used Kitec because it was cheaper than copper and faster to install. Many haven't been re-piped yet.

By contrast, heritage Burnaby Heights and Capitol Hill homes generally don't have Kitec because they were built before the product existed. They have their own concerns (galvanized steel) but Kitec isn't one of them.

What Burnaby Homeowners Say

5.0/5 from 35 verified reviews

We bought a 1999 build and the inspection flagged Kitec. They re-piped the whole house with PEX in three days, fixed the manifold, and only opened drywall where they had to. Clean job.

Burnaby Plumbing FAQs

The questions Burnaby homeowners ask us most about this service.

How do I know if my Burnaby home has Kitec?
Three confirmation methods: (1) check exposed pipes in the utility room, under sinks, or in unfinished basements for the Kitec brand markings (orange and blue stripes, or labeled “Kitec,” “PlumbBetter,” “IPEX,” “AmbioComfort,” “Kerr Controls,” “XPA”), (2) check your home inspection report if you bought after 2007, (3) call us — we identify in a single visit.
Is Kitec dangerous?
It's not a health hazard, but it is a property damage hazard. The brass fittings fail unpredictably — sometimes 15+ years from install, sometimes within months. A failed fitting can cause $20,000–$80,000 in water damage if it lets go while you're away from home. The recommendation is proactive replacement, not waiting for failure.
Will my insurance cover Kitec replacement?
Most policies cover damage from a Kitec failure (sudden leak event) but exclude the proactive replacement cost. Some insurers will not renew home insurance once Kitec is disclosed. We can provide written documentation that supports a higher renewal premium being avoided through replacement.
How long does a Kitec re-pipe take in Burnaby?
Townhouse: 1–2 days. Standard single family: 2–3 days. Larger homes with finished walls: 3–5 days. We minimize disruption by opening drywall only where necessary and working room by room rather than shutting off the whole house at once.
Do I have to leave my home during the re-pipe?
No. We work with you to maintain water service to at least one bathroom and the kitchen for most of each work day. There are typically 2–4 short windows where the supply is fully off. Most clients stay in the home throughout.
Will the patched drywall match my walls?
We patch and prime to paint-ready condition. Final color match is up to you (or a painter you hire) because we don't know your existing paint formula. Some clients schedule a painter to come the day after we finish.
